Landlord questions
What does it cost me?
Nothing to list, screen applicants, sign and collect rent. The tenant pays Reenter Cover and the payment service fee. Partner services such as cleaning, painting or a tax adviser are quoted before you book.
Can I choose my tenant?
Always. Reenter ranks applicants and explains why, but you decide. You can’t refuse anyone for discriminatory reasons such as nationality, religion or disability; that is a crime under Turkish Criminal Code article 122.
How much can I raise the rent?
At each renewal, by at most the 12-month average change in CPI (TBK 344). Our rent increase calculator shows the current cap and writes the notice. After five years, a court can set a fair market rent.
Can I also ask for a deposit?
No. Homes on Reenter are let without a deposit. Reenter Cover, paid by the tenant, covers up to three months of the current rent plus damage, which is more than a typical two-month deposit and keeps up with the rent.
When do I receive the rent?
The tenant pays in the app and Reenter passes the full rent to your bank account within one business day. If the tenant is late, the app sends reminders; if rent stays unpaid, you file a Reenter Cover claim in the app.
Do I have to declare rental income?
If your residential rent in 2026 is above ₺58,000 (or you have other conditions), yes, in March 2027. Our tax calculator works out what you owe, and a partner adviser can file it for you.
