How rental income is taxed in Türkiye
Rent is taxed as income from immovable property (Income Tax Law, GVK art. 70). You declare it on an annual return in March of the following year, through GİB’s Hazır Beyan system, and pay in two instalments: by the end of March and by the end of July.
The residential exemption
For 2026 income, the first ₺58,000 of residential rent is exempt (₺47,000 for 2025). The exemption doesn’t apply if you must declare business, farming or professional income, if your total gross income exceeds the limit (₺1.5 million for 2026; ₺1.2 million for 2025), or if you don’t declare on time and in full (GVK art. 21).
Lump-sum or actual expenses
You can deduct a flat 15% of the declared rent without receipts, or your documented actual expenses: repairs, insurance, property tax, management costs and depreciation. Interest on loans for residential property isn’t deductible from 2025. If you bought the property, 5% of the purchase price can be deducted for five years for one home. Once you choose lump-sum, you can’t return to actual expenses for two years (GVK art. 74).
Workplace rent and withholding
When a business rents your property, it withholds 20% income tax (stopaj) from the rent. If your withheld workplace rent plus taxable residential rent stays under ₺400,000 for 2026 (₺330,000 for 2025), you don’t declare it; the withholding is the final tax. Above that, you declare it and offset what was withheld.
