How much can rent go up in Türkiye?
For residential leases, the rent for the new lease year can rise by at most the 12-month average change in the consumer price index (CPI) for the previous lease year (Turkish Code of Obligations, art. 344). The temporary 25% ceiling ended on 1 July 2024; since then the CPI average is the only cap.
Latest caps
| Renewal month | Maximum increase |
|---|---|
| October 2026 | 31.49% |
| September 2026 | 31.79% |
| August 2026 | 31.90% |
TÜİK publishes the figure in the first days of each month. If your lease names a lower rate, the lower rate applies. A higher rate in the lease isn’t enforceable against the tenant.
After five years
Once a tenancy is older than five years, and every five years after that, the landlord can ask a court to set a fair market rent instead of the CPI cap. Mandatory mediation comes first (Law No. 6325, art. 18/B).
Sending the notice
Tell the tenant the new rent before the new lease year starts. A written letter is enough; a notary or registered mail gives you proof of delivery. The tool writes the letter in Turkish and English.
