Reenter / Tenants

Renting that’s fair to tenants

No deposit, no agency fee when the landlord lists directly, a lease that follows the law and rent paid in the app with a receipt every month. Here is how it works, what it costs and what your rights are.

Area rents are illustrative estimates for October 2026 for a typical home of the size shown; commute times are typical public-transport times. After launch they come from real listings and agreed rents on Reenter. Your inputs stay in your browser.

How it works

Six steps, from search to move-out

  1. YouSearch

Search by area or describe the home. Every listing shows the full rent, building fee, floor plan and the house rules.

  2. YouApply

Apply with your Reenter profile. ID and income are verified once, with your consent, and your score sets where your premium starts.

  3. LandlordGet an answer

The landlord sees verified applicants with the reasons behind each score and decides. You hear back in the app.

  4. BothSign and pay

Sign the lease in the app and pay the first month’s rent, the first Reenter Cover premium and the service fee. No deposit.

  5. You and ReenterLive there

Rent, premium and fee are paid each month by card, transfer or autopay. Reenter passes the full rent to the landlord within one business day. Report repairs in the app.

  6. BothRenew or move out

At renewal the increase can’t go above the CPI cap. When you leave, a photo report closes the lease and there is no deposit to wait for.

Where your money goes

You pay in the app; the landlord gets the full rent

Example for a ₺30,000 home at the standard 7.5% start.

Tenant pays₺32,700rent ₺30,000 + Reenter Cover ₺2,250 + service fee ₺450
Reenterthrough a licensed payment institutionkeeps the service fee; passes the premium to the insurer partner

Your premium

It gets cheaper the longer things go well

Your Reenter score sets the starting step. Every six months without a claim you move up a step and pay less.

  • Start: 6.5%, 7.5% or 9% of rent, by score
  • After 18 clean months from 7.5%: 4.5%
  • A paid claim moves you down one or two steps
  • Your step moves with you to your next Reenter home

Your rights

Tenant rights in Türkiye, in plain words

These come from the Turkish Code of Obligations (TBK) and apply whatever the lease says.

Deposit

If a landlord asks for one, it can’t be more than three months’ rent and must sit in a bank account in your name (TBK 342). On Reenter there is no deposit.

Rent increases

At each renewal, at most the 12-month average change in CPI (TBK 344). After five years a court can set a fair market rent.

Leaving

Tell the landlord at least 15 days before the term ends. Without notice the lease renews for another year (TBK 347).

Staying

The landlord can’t end the lease just because the term ended. Eviction needs a legal ground such as the owner’s genuine need, major renovation or two justified notices in a year (TBK 350–352), or a ten-year extension period to pass.

Repairs

The landlord keeps the home fit to live in and fixes defects (TBK 301, 306). You handle small cleaning and maintenance (TBK 317).

Late rent

Before ending a lease for unpaid rent, the landlord must give you at least 30 days in writing to pay (TBK 315).

Disputes

Rent and eviction disputes go to mediation first, by law (Law 6325, art. 18/B). The app keeps the lease, payments and messages you’ll need.

Equal treatment

Refusing to rent to someone because of religion, ethnicity, nationality, language or disability is a crime (TCK 122). Report it to us.

Reenter score

What raises your score

Only things you choose to share, and you always see the reasons.

  • Verifying your income, from payroll or bank data
  • A rent that fits your income: about 30% or less
  • Rent paid on time, on Reenter or proven from before
  • A reference from a previous landlord

Questions

Tenant questions

Do I need a guarantor?

No. Reenter Cover is the landlord’s protection, so listings on Reenter ask for neither a deposit nor a guarantor. A guarantor only helps if you have no income of your own, for example as a student: it can raise your Reenter score and so lower your starting rate.

What does it cost me each month?

The rent, your Reenter Cover premium (6.5–9% of the rent to start, lower over time) and a payment service fee of 1.5% of the rent. The building fee (aidat) and bills are paid as usual.

Can I pay rent by credit card?

Yes, by credit or debit card, bank transfer or autopay. You get a receipt for every payment in the app.

What if the landlord doesn’t fix something?

Report it in the app with photos so there’s a dated record. If it still isn’t fixed in a reasonable time, the law lets you ask for the repair, a rent reduction or, for serious defects, to end the lease (TBK 306). Mediation comes before court.

What if I need to leave before the lease ends?

You stay responsible for the rent for a reasonable period or until a suitable new tenant takes over (TBK 325). Reenter can list the home to find that tenant faster.
