Tracking rent and handling late payment
A clear record of what was due and what was paid makes every conversation easier, from a friendly reminder to a court case. Keep one ledger per tenancy and update it when payments arrive.
When rent is late
- Remind early. A friendly message a few days before the due date prevents most late payments.
- Ask in writing. If rent is late, send a message listing the months and amount due.
- Formal notice (ihtarname). For residential leases, the landlord can give the tenant at least 30 days in writing to pay, warning that the lease will be ended if they don’t (TBK 315). Send it through a notary for proof.
- Two justified notices. If the landlord has had to send two justified written notices for unpaid rent within one lease year, they can bring an eviction case within one month after that lease year ends (TBK 352/2). The tracker counts notices for you.
- Mediation first. Before going to court over rent or eviction, the parties must try mediation (Law No. 6325, art. 18/B).
The tracker keeps everything in this browser. Export a CSV for your accountant or a PDF statement for the tenant at any time.
